Sustainability is certainly a critical approach, but what drives us further encompasses so much more than eco-friendly policies. We aim to establish a good presence in the most premium locations in Bangalore, ensuring our customers enjoy both serenity and seamless connectivity to the city.

Our investments exceeded ₹200 crore towards buying and developing prime land in East Bengaluru, which is a booming residential area and investment hub.

The process of acquiring and developing a new property, from conception to completion? Talk about some of the previous projects done by Aakruthi Properties.

Manjunath H.R:  Natureville, Aakruthi’s plotted premium development, showcases our ongoing efforts in sustainable community development. It is now fully completed and sold out with over 800 villa plots. Residents thrive in the community, which they now proudly call home.

A prominent moment was during Phase 4 when we risked running low on water. To avoid this problem, we constructed a privately owned lake within the community that spans around 3.5 acres.

This man-made lake, with its approximate capacity of 13.5 million litres, assists greatly in groundwater replenishment and long-term sustainability for residents.

We consider Natureville one of our greenest communities as it contains over 5000 native trees and 2-3 lakh shrubs.

The total amount of space set aside for construction was around 870,000 square feet, which further set zones remained open, preserved designated natural areas, demonstrating our motto of building with nature instead of upon it.

Despite the pandemic’s challenges, families continued entering the community consistently for three years.

Trust earned alongside strong project stats proved it successful beyond measure, allowing us to welcome hundredsof families embracing this new life at Natureville which serves as one major backbone across all phases, proving their raw philosophy aiming rational housing solutions amidst nature’s embrace complemented by unmatched quality constructions rendered here.

The key challenges they have faced in the real estate industry, and how have they overcome them

Manjunath H.R:  The real estate industry in India—particularly in Bengaluru—is dynamic and often challenging due to evolving regulations, infrastructure delays, and shifting customer expectations. At Aakruthi, we’ve faced three key challenges:

Regulatory Uncertainty, Land Legality & Approvals: The regulatory uncertainty, especially in terms of land approvals and titles as well as RERA compliance, delays many projects.

For this reason, we collaborate with reputed legal firms like Fox Mandal to ensure rigorous scrutiny on the titles, adequate documentation, and timely approvals for full regulatory compliance.

Scarcity of Water & Environmental Impact: In our premier project, Natureville, we came across the issue of possible water scarcity, during the development of phase 4, Natureville Beyond.

Instead of waiting for outside help, we took the initiative and created a 3.5-acre private lake that refills the local underground water table.

In our next projects, we are including eco-friendly water systems like catching rainwater, low-flow fixtures, and dry-landscaping that plants do not need much water.

Market Scepticism & Trust Deficit: Customer trust is often low due to negative experiences with other developers. We address this through radical transparency, ethical business practices, and consistent communication.

Today, nearly 30% of our customers come through referrals—an outcome of the trust we’ve built over time.

How do they stay ahead of the curve in terms of market trends, regulatory changes, and emerging technologies in the real estate sector?

Market Trends: We track market trends, micro-market information, buyer behaviour, and any changes in regulations.

A key example is Natureville. Spanning over 50 acres, it comprises 800 plots and is already home to a vibrant and growing community. Blending modern infrastructure with natural landscapes, Natureville is a thriving example of community living rooted in nature.

We built a 3.5-acre private lake within the community, capable of holding 13.5 crore litres of water. More than a scenic feature, it rejuvenates the local water table and supports diverse flora and fauna. Across four phases of the Natureville series of projects, we have developed over 1.6 million sq. ft, with nearly 870,000 sq. ft preserved as open green spaces.

Natureville is home to over 5,000 trees and 2–3 lakh shrubs, and we use low-flow fixtures, water-saving devices, and sustainable water management practices in both private and public spaces to reduce water usage.

Also, the integration of water bodies and landscape zones helps regulate temperature, improve humidity, and reduce urban heat islands.

Our projects are equipped with systems for segregated waste collection, composting-ready infrastructure, and recycling zones to encourage eco-conscious living.
