Living in a gated community with a golf course now signals high social status in India. These enclaves bundle manicured gardens, clubhouses, and round-the-clock security. Even residents who never swing a club cherish the wide vistas and curated privacy.

For example, the Golf Course Road in Gurugram has emerged as the gold-standard for desirable residences—flats and bungalows on this stretch are priced in the ₹50 to ₹80-crore bracket and often exceed it. One notable Gurugram penthouse even fetched ₹190 crores at an auction.

Limited supply, high returns

Golf courses require sprawling green plots. Such vast swathes of land are scarce in crowded metros. Their scarcity, in turn, nourishes price appreciation. Gurgaon, Bengaluru, Mumbai and Pune each contain only a handful of these premium estates, yet all report steady upward demand curves.

Houses overlooking fairways generally gain value faster than other high-end builds. In sluggish years, even when the wider market paused, golf-facing units held firm; in recovery phases, they surged ahead.

Major luxury golf hotspots across India

Delhi-NCR (Gurugram): Golf Course Road remains the region’s showpiece, with high-end builds such as DLF Camellias and Magnolias providing sweeping fairway views, member-only clubs, and spa treatment areas.

Property values here can reach ₹80 crore. Improved connectivity via infrastructure upgradations such as the Golf Course Extension Road and upgraded expressways keep demand robust.

Bengaluru (Prestige Golfshire): Nestled in the Nandi Hills, Prestige Group’s gated community surrounds an 18-hole layout. The limited supply and hilltop allure secure steady appreciation for these villas.

Mumbai region and Pune: Space is scarce in Mumbai proper, yet Navi Mumbai now features golf course-facing high-rises. Pune adds leisure-style golf estates, especially around Lonavala. Luxury golf resorts in retreat locales like Lonavala, notably Aamby Valley, are attracting buyers seeking weekend escapes.

Suburban areas like Alibaug, Nashik, and certain regions of North Goa are increasingly becoming popular for second homes and vacation retreats. Buyers in this region are on the lookout for estates and property plots that feature golf courses, panoramic views, and offer unparalleled lifestyle amenities.

Ideal for weekend residents or extended getaways, these micro-markets blend nature with luxury. Enhanced infrastructure and development due to tourism are rapidly elevating these regions on the list of preferred locations for wealthy families and NRIs.

Investment outlook

Across three years, roughly ₹7,500 crore worth of ultra-premium units (priced above ₹100 crore each) changed hands, chiefly in Mumbai and Delhi-NCR. Of that total, ₹3,652 crore was recorded in 2024 alone. Market watchers foresee prices climbing another 6.5 percent each year as affluent Indians and NRIs remain active.

What buyers want

Today, ultra-affluent home seekers expect far more than large square footage. They aspire for homes with features such as dedicated wellness zones, open spaces for fresh air, spas, restaurants, clubhouses and round the clock security. Amenities such as solar panels, rainwater systems, and seamless tech that puts sustainability on autopilot, have become non-negotiable.
